Real estate strategy and succession for the Mittelstand — and beyond.
We advise owners, occupiers, and investors on transactions involving commercial, industrial, and logistics real estate — and we acquire your mid-sized company to carry it forward for the long term.
Real Estate Advisory
We develop real estate strategies.
For the logistics, industrial, light industrial, and mixed-use asset classes — on behalf of occupiers, owners, developers, and investors.
In small and mid-sized companies, real estate often represents one of the largest positions on the balance sheet — yet it is usually managed on a purely operational basis. This is where significant opportunities lie: the right real estate strategy preserves liquidity, creates flexibility, and actively supports your corporate objectives.
Especially in an environment where external developments increasingly constrain entrepreneurial decision-making, real estate is a powerful — and still too often overlooked — lever for strengthening your position.
Transaction Advisory
We structure and manage your sales process — from data room and marketing materials to negotiations with qualified investors.
Special Situations
Insolvency, site closure, restructuring: we provide guidance in critical and decisive phases, with clear options and fast execution.
Search Mandates
We identify the optimal property for your business — for lease or acquisition, discreetly and across the entire market.
Valuation Services
We provide market-aligned, up-to-date property valuations — as a basis for sale, financing, or balance-sheet decisions.
Business Succession
We preserve your life's work.
As a search fund, we are looking for one small or mid-sized company in a period of transition — an unresolved succession, an economic challenge, or structural change. We acquire your business and run it personally: with care, for the long term, and with ambition.
What is a search fund?
A model in which a single company is identified, acquired, and then personally operated. No corporate group in the background, no intention to flip — an entrepreneur who stays.
Where does the model come from?
Developed in the 1980s at Harvard Business School: many profitable companies without successors, many capable entrepreneurs without a company. Long established in the US — and now in Germany, where the succession question is especially pressing.
What does it mean for you?
You are not handing over to an anonymous buyer, but to a person who knows your employees, values your customers, and runs your company with the same sense of responsibility you have lived by.
Search Profile
What we are looking for.
Three core criteria are decisive. Everything else makes a company particularly interesting to us — but is not a requirement.
Annual revenue
Market presence with stable earnings and regional roots
Majority stake
A product or service with constant demand — even in an economic downturn.
A leading position in a market or sub-market, built on know-how and network.
An established core market with an upward trend and no signs of saturation.
About Us
Taking responsibility.
"The future is shaped by those who consciously choose to take responsibility. That is exactly what we intend to do."
4tytwo research advises small and mid-sized companies on their real estate matters and provides transaction advisory to developers and investors in the industrial, logistics, and light industrial asset classes.
As part of the next generation, we grew up with rapid change, digitalisation, and global interconnection — for us, uncertainty is the norm, not the exception. Our approach combines data-driven analysis, deep market understanding, and realistic valuations with the individual needs of our partners and clients.
For decades, the German Mittelstand has rightly been regarded as the backbone of the economy. We want to help keep it that way — by continuing success stories and preserving life's work.
